Information for tenants
During a tenancy, tenants must use this form to ask the landlord for permission to make a minor modification to the rental property. Tenants should provide as much detail as possible, to help the landlord decide.
A minor modification is a change which helps make a rental property feel more like a home. The full list of minor modifications is in this form.
Once the tenant has completed the form, they should keep a copy for their own records and give the form to the landlord.
Information for landlords
Once the landlord has received the tenants form 26, they have 14 days to decide how to respond. The landlord can:
- Approve the request;
- Approve with conditions (some conditions need Commissioner Approval); or
- Refuse the request (some reasons for refusal need Commissioner Approval).
The landlord must respond to the tenant’s request in writing within 14 days. If the landlord does not respond within 14 days, the minor modification request is automatically approved.
