Private landlords and landlord organisations can choose between using BondsOnline or manual forms.
Real estate agents must use BondsOnline. We may accept a manual form in special cases. You must include a written explanation why BondsOnline can't be used.
Types of manual forms
There are two types of manual forms:
- PDF forms – download to fully complete offline.
- Online creator forms with QR code – fill out some of the form online, then print to sign and submit offline.
PDF forms
Download the form to complete manually:
- Lodge a bond: Lodgement of security bond money (PDF 1.58 MB)
- Change a bond: Variation of security bond (PDF 650.31 KB)
- Release a bond: Joint application for disposal of security bond (PDF 543.24 KB)
Online form creator with QR code
Create a PDF by completing some of the form online including:
- rental property address
- tenant information
- landlord (lessor) details
- Bond information
Press ‘Validate’, a PDF will be created to print and sign. The form must be signed by tenant/s and landlord/s by hand.

You can submit manual forms and any other documents requested by Bonds Administration:

Scan or photo uploaded to Bonds Upload
The bonds upload system is the most secure way to lodge a manual form.
Payment: Accepts direct debit only.
By post
